Por lo general, cuanto mayor sean los meses de inventario, menor será el valor de las propiedades porque es lo que llamamos un “Mercado de Compradores” en el cual los vendedores necesitan valorar sus propiedades en forma competitiva para interesar a cualquier comprador por lo que hay tantas opciones.  Cuando ocurre lo contrario y los meses de inventario son bajos, se le llama “Mercado de Vendedores” porque los precios suben cuando los compradores tienen menos opciones de las cuales elegir. A continuación podrá ver el inventario actual de viviendas familiares y condominios (apartamentos) para todo el Condado de Miami Dade.</p>

<p>Solas, las graficas incluidas en la parte superior de este blog solo nos pueden decir como esta el mercado ahora pero no indican que podría pasar en los meses que vienen. Sin embargo, usando el Servicio de Listado Múltiple (MLS) a nuestra disposición, nosotros hemos grabado los números de inventario a largo plazo para ver que indicaciones hay para el futuro y que tipo de pronostico le podemos dar a nuestros clientes.  Después de nuestra actualización mas reciente, notamos una tendencia importante para compradores y vendedores de inmuebles.  A continuación usted vera que los meses de inventario han disminuido bastante desde el año pasado, tanto en las viviendas unifamiliares como en los apartamentos/townhomes y nos estamos acercando a un inventario similar a el que teníamos en el 2006, que es considerado “la norma.” ( el aumento de inventario durante las vacaciones de Diciembre y Enero es normal porque hay pocas compras durante esa parte del año.)</p>

<p style="text-align: left;"><a href="http://www.greatmiamihomes.com/wp-content/uploads/2011/05/Inventario-Apartamentos-desde-Ago2010.jpg"><img class="aligncenter size-full wp-image-548" title="Inventario Apartamentos desde Ago2010" src="http://www.greatmiamihomes.com/wp-content/uploads/2011/05/Inventario-Apartamentos-desde-Ago2010.jpg" alt="" width="631" height="429" /></a>La reciente caída en el inventario sirve como indicador de lo que podemos esperar en los próximos meses.  Debido a que podría continuar la caída de inventarios, los bancos que tienen varias propiedades embargadas (reposeídas) conocidas como ejecuciones hipotecarias (foreclosures) podrían empezar a ponerlas en el mercado poco a poco, en cuyo caso podríamos ver un aumento en el inventario en los meses que vienen.</p>
<p>Por el momento, como no se sabe con certeza que harán los bancos, la caída de inventario que estamos viendo ahora significa cosas diferentes para diferentes tipos de compradores y vendedores.</p>
<p><strong>Compradores de Vivienda por Primera Vez o Compradores con un Préstamo:</strong> Si usted esta buscando en el rango de precio de menos de USD 150.000, dependiendo de la zona, lo mas probable es que estará buscando un hogar por un largo tiempo ya que los inversionistas que compran en efectivo están haciendo ofertas muy por encima de los precios de lista y por lo tanto consiguen la mayoría del inventario con precios irrisorios.  Nuestro consejo es que considere muchas opciones diferentes a la vez , evite el apego emocional a cualquier propiedad (la paciencia es clave!) y que actúe rápido cuando vea una propiedad que le interesa recién puesta en el mercado.</p>
<p><strong>Inversionistas que Compran en Efectivo:</strong> Si usted esta invirtiendo en viviendas unifamiliares o apartamentos, tenga en cuenta que la competencia por las propiedades de precios bajos se ha intensificado con la disminución del inventario.  Las propiedades entran bajo contrato en cuestión de días (o, en algunos casos, hasta horas!) y usted tendrá que tomar decisiones sobre las propiedades tan pronto salgan al mercado.  Además, los agentes están recibiendo tantas ofertas sobre las propiedades de precios bajos que usted tendrá que hacer ofertas bastante por encima del precio de lista solo para que sean consideradas.  Esto es especialmente cierto para las propiedades de menos de USD 100.000.</p>
<p><strong>Compradores de Lujo:</strong> El inventario de propiedades de lujo no esta tan bajo como el inventario de las propiedades con precios bajos y no se tiene que preocupar tanto por la competencia de inversionistas en efectivo porque no hay muchos en el rango de precio de lujo.  Aunque busque comprar en efectivo o con un préstamo, no se enfrentara a tanta competencia y por lo tanto no debería tener dificultad encontrando un hogar rápidamente.</p>
<p><strong>Vendedores en el Mercado Económico (Menos de USD 150.000):</strong> Debido a que el inventario en este rango de precio esta disminuyendo, podría estar en su mejor interés mantener su propiedad por unos meses mas (al menos que tenga que vender por alguna razón) porque parece que nos estamos alejando del “Mercado del Comprador.” Si seguimos observando la disminución de inventarios en los próximos meses, los vendedores en el mercado económico podrán poner sus propiedades en el mercado por precios mas altos de lo que pueden hoy en día porque los compradores tendrán menos opciones de las cuales elegir.  Sin embargo, si los bancos empiezan a poner en el mercado mas de las ejecuciones hipotecarias (foreclosures) de las que se han apoderado, podría ser un largo tiempo antes de que usted pueda poner su propiedad en el mercado y tenga la posibilidad de recuperar el dinero que usted alguna vez le invirtió.</p>
<p><strong>Vendedores de Rango Alto/Lujo:</strong> Debido a que el inventario en el rango de lujo sigue siendo alto y no parece indicar una disminución significativa en los próximos meses, los compradores de lujo tienen bastantes opciones para elegir y es por esto que los vendedores deben poner las propiedades en el mercado con precios competitivos si desean vender rápidamente.  Por supuesto, precios competitivos varían según la ubicación, el tamaño y la condición de cualquier propiedad por esto es importante analizar cuidadosamente las ventas recientes en su vecindario antes de poner su hogar en el mercado.</p>

			<content:encoded><![CDATA[<p>As part of our effort to stay as current as possible for our clients, we check on the current inventory in Miami Dade County periodically and record our findings to share with everyone.  As a general rule, the higher the months of inventory, the lower the prices of properties will be because it is what we call a “Buyer’s Market” and sellers need to price their properties competitively to get the interest of a buyer who has a lot of properties to choose from.  When the reverse happens, and the months of inventory is very low, this is known as a “Seller’s Market” and prices go up as buyers have fewer properties to choose from.  Below you will see the current inventory of single family homes and condos for all of Miami Dade County.</p>

<p>Alone, the graphs shown above can only tell us what the market is like right now.  Using the Multiple Listing Service (MLS) available to us, however, we track these graphs through time to see what the market is doing long term. After our most recent update, we noticed a trend that we think both prospective buyers and sellers should take a look at and analyze before deciding to buy or sell.  Below you will find that the months of inventory have dropped significantly from last year in both the single family homes and condo/townhomes and we are approaching an inventory similar to what we had in 2006 which is considered “the norm.”  (Spikes in inventory over the holidays are to be expected as little buying goes on during this part of the year.)</p>

<p>The recent drop in inventory serves as an indicator of what we may have in store in the coming months.  Because we might continue to see the inventory drop, the banks that have been holding onto foreclosed properties may begin to slowly release them into the market, in which case we may see a rise in inventory in the near future.</p>
<p>For the time being though, this drop in inventory means different things to different kinds of buyers and sellers.</p>
<p><strong>First-time Homebuyers or Buyers with a Loan:</strong> If you are searching in the price range under $150,000, depending on the area, you will most likely be searching for a long time as cash investors who are bidding well above list prices are snatching up the bargain priced inventory.  Our advice is to look at many different options at a time avoiding emotional attachment to any one property (patience is key!) and act quickly when you see one come on the market that you are interested in.</p>
<p><strong>Cash Investors:</strong>  Whether you are investing in single family homes or condos, be aware that the competition for the low-priced properties has intensified with the decrease in inventory.  Properties are going under contract in a matter of days (or, in some cases, even hours!) and you are going to have to make decisions on properties as soon as they come on the market.  In addition, agents are receiving so many offers on low priced properties that you will have to bid well above list price in order to be considered.  This is especially true for properties under $100,000.</p>
<p><strong>Luxury Buyers:</strong> The inventory for luxury properties is nowhere near as low as that for low-priced inventory and you do not have to worry about cash investors snatching up all the luxury homes.  Whether you are looking to buy cash or with a loan, you will not be facing as much competition and should therefore have no problem finding a home relatively quickly.</p>
<p><strong>Sellers in the Affordable (under 150k) Market:</strong> Because the inventory is decreasing, it may be in your best interest to hold onto your property for a few more months (unless you MUST sell) because the market seems to be shifting away from a “Buyer’s Market.”  If we continue to see declining inventory over the coming months, sellers in the affordable market will be able to price their properties higher than they can today because buyers will have fewer options to choose from.  If the banks do begin to release more of the foreclosures they have seized, however, it may be a long time before you can put your property on the market and hope to make back what you bought it for.</p>
<p><strong>Sellers in the High-End Market: </strong> Because the inventory in the luxury market is still high and does not seem to indicate a significant decrease in the near future, luxury buyers have plenty to choose from and you must price your home competitively if you want it to sell quickly.  Of course, competitive pricing varies by location, size and condition so it is important to carefully analyze the recent closed sales in your neighborhood before going on the market.</p>
